In addition to waivers, developers can demand up to 3 “Incentives or Concessions” including:

  • Gut city development standards like trees, architecture/design, and supergraphics bans
  • Gut the local zoning code
  • Gut setbacks (frontage that allows for trees and green space)
  • Gut “onsite open-space” (mass structures with no courtyard or balconies)
  • Gut “exposure” laws – which require that windows can’t look out at walls
  • Gut local rules against mixed-used residences on industrial land
